The process
Stage one
We source the property from the open market, after survey and inspection the investor purchases it directly under our guidance. The purchase price and rental amount is pre-agreed with the chosen LA / Housing Association.
Stage two
One of our 12+ specialist in-house build teams will aim to be on-site of the property immediatly after purchase for a 4-6 week total renovation to bring the property above and beyond housing association / LA standard.
Stage three
After renovation is completed, we conduct a full assessment of the property, finalise the contract and handover between the investor and the LA/ Housing Association. At this point everything is now complete. The investor owns the asset and has the agreements in place. We now complete handover and step away.
Development Overview

Axxco sourced and guided an investor to purchase a Northamptonshire property for £170,000 from the open market, with a pre-agreed purchase price and rental amount with a housing association. Our in-house specialist build team completed a comprehensive £55,000 renovation over 4-6 weeks, bringing the total investment to £225,000. The property now generates £26,364 in annual rent, delivering an 11.72% net return. Leased to an FTSE 250 housing provider for 7 years with renewal options, it provides essential accommodation for vulnerable tenants, including those with disabilities.

Renovation Details

Axxco’s in-house specialist build team transformed the property to surpass housing association and HMO standards, ensuring safety, comfort, and accessibility. Key works included:  

  • Safety Enhancements: A new consumer unit with AFDDs, LD2 fire alarm system (9 smoke and 1 heat detector), emergency lighting, and carbon monoxide detectors were installed. Gas systems were upgraded with a new boiler and radiators, certified for safety. Fireboard was fitted in key areas, and fire safety signage was added throughout.  
  • Structural and Internal Upgrades: Existing walls, doors, and floor coverings were removed, and new openings were created to add a bedroom (>6.52m²). Walls were insulated, boarded, and skimmed, and the upstairs bathroom was repurposed into a bedroom.  
  • Comfort Upgrades: A modern kitchen was installed with energy-efficient appliances, tiled splashbacks, and functional worktops. A new bathroom suite with a mixer shower and extractor fan was fitted. Living areas received new carpets, paint, and furnishings, including a sofa, dining table, and chairs.  
  • Inclusive Design: Accessibility modifications, such as raised handrails (900mm) and landing banisters (1100mm), ensured suitability for diverse resident needs.  
  • External and Landscaping: The roof, gutters, and boundary fences were secured, with external areas repainted and the rear yard landscaped, including new paving and gate replacement.  
  • HMO Compliance: The property meets full HMO licensing standards, with window restrictors, fire doors with smoke seals, and rollerbolt thumb-turn locks, offering flexibility for future use.  
  • Additional Features: New loft insulation, a secure loft hatch, vertical blinds, and furniture (beds, wardrobes, fridge-freezer, washing machine) were added. Damp proofing and professional cleaning ensured a pristine handover.

Outcome

The 4-6 week renovation, completed by Axxco’s in-house team, minimised downtime and expedited income generation. The property now benefits from a 7-year lease with an FTSE 250 housing provider, guaranteeing monthly rent via BACS, no management fees, and zero void periods. Maintenance, inspections, council tax, and utilities are covered, with a novation clause protecting the investor against provider insolvency. All works are guaranteed for 2 years and comply with UK Building Regulations, with certificates provided for electrical, gas, fire alarm, emergency lighting, and building regulations.
