Can you purchase the property in my personal name or an SPV?

Yes. We complete transactions in your legal name or the SPV of your choice.

Who arranges the assisted living lease?

We source and negotiate the lease with our partner housing providers and operators and prioritise securing funding certainty such as a letter of intent before property purchase in most cases.

Can I sell the property on at any time? What happens to the 3 to 15 year lease?

It would be your property with full title, registered at the Land Registry, so yes, feel free to keep hold of it or sell it on. The question is still valid however – since the lease is for a predetermined amount of time, the next buyer of the property would be encumbered with the remaining years on the lease, so it is obvious that should you wish to sell on during this time, the only buyer that you could sell it to would be an investor.

Please note, that the rents would be indexlinked and you would see an increase in rent over the lease period in line with inflation, so you could technically sell it on for the same yield that you bought it at (but at a higher price), but again, this is speculation. Once the 3, 5 or 15 years are up, then yes, your options to sell it on would be opened up to both homeowners and investors.

What is assisted living and how does it differ from a care home?

Assisted living provides housing with help for daily tasks while preserving independence. It usually offers personal care and support services rather than full nursing care. Care homes tend to provide higher dependency nursing and clinical services.

How do assisted living leases work?

Investors usually hold long commercial leases with a housing provider or operator. Leases often run for 10 to 25 years, include rent review clauses and may be linked to consumer price indexation. Always check rent review mechanics, break clauses and assignment terms.

Is assisted living a safer investment than buy to let?

Assisted living can offer more predictable income due to long leases and operator management, but it carries sector specific risks such as operator covenant failure, funding changes and regulatory compliance. It is not inherently safer; risk profiles are different.

How long do refurbishments take?

Timings vary by scope. Typical programmes for property refurbishment range from 4 to 6 weeks. We provide a programme and milestone schedule at contract stage.

Do you provide ongoing asset management?

Yes. We offer optional reporting and asset management packages after handover.

What happens if your housing provider or local authority goes bust?

We have seen time and time again housing providers and LA's go bust and leave the landlord with tenants in place that they can't re-home or provide care for, and no rental income leading to possible severe financial difficulty, and whilst you may think it's a rare occurrence, it happens all too often and there have many recent examples. It is exceptionally important that the housing provider or LA has a valid novation clause in place so that should this happen, another company has to step up and take on the portfolio and gets awarded the funding for doing so.

Who typically lives in assisted living properties?

Typical residents include older people who need help with bathing, medication or meal support, adults with physical or learning disabilities, and vulnerable people leaving care who need stable accommodation and support.

Who pays the rent in assisted living schemes?

Rent is commonly funded by a combination of housing providers, local authority contracts, housing benefit and sometimes direct private pay. The primary payer affects covenant strength and should be verified in writing.

How do lenders underwrite assisted living properties?

Lenders focus on lease length, operator covenant, rent funding source and asset condition. Specialist lenders may accept sector specific models, but loan to value, covenants and deposit requirements often differ from standard residential mortgages.
